Everyone knows Bourton-on-the-Water. Everyone has heard of Burford, Chipping Campden, and Broadway. These are extraordinary places, and the property prices reflect it. But the Cotswolds is vast , stretching across six counties and thousands of square miles , and some of its most beautiful and liveable villages remain surprisingly under the radar.
These are the places our clients sometimes discover through us and wonder why they had never heard of them. They offer genuine Cotswold character, strong communities, and , in most cases , meaningfully better value than the headline names.
1. Sherston, Wiltshire
Sherston sits just inside the Wiltshire border, close enough to the Cotswolds to share all its character but far enough from the tourist trail to feel genuinely local. It has an excellent pub, a thriving village shop and post office, a well-regarded primary school, and a community that is welcoming to newcomers without being overbearing.
The property mix is excellent: handsome stone houses, some Georgian, some Victorian, some barn conversions on the village edge. Tetbury is 15 minutes away, Bath is 40 minutes, and the M4 is accessible without being intrusive. For the price of a Tetbury town house, you can buy something significantly larger in Sherston.

2. Kingham, Oxfordshire
Kingham's profile has risen considerably in recent years, but it remains less well-known than it deserves to be , partly because it sits at the north-western edge of the Cotswolds AONB, slightly off the main tourist routes. What sets it apart is its extraordinary rail connection: Kingham station has direct services to London Paddington in around 80 minutes, making it genuinely viable for regular commuters in a way that most Cotswold villages simply are not.
The village itself is beautiful , a proper green, good pub, active community, and access to some of the finest walking in Oxfordshire. Property prices have risen with its growing reputation, but it remains good value against the wider premium Cotswolds market.

3. Winchcombe, Gloucestershire
Winchcombe sits in a valley between the escarpment and the Vale of Evesham, sheltered and beautiful in a way that many hilltop Cotswold towns are not. It has a handsome high street, a proper community of independent shops and cafes, one of the best walking trails in the Cotswolds on its doorstep (the Cotswold Way runs through it), and a genuine year-round vitality that pure tourist villages sometimes lack.
Cheltenham is 10 miles away , close enough for schooling, shopping, and rail connections, but far enough to feel separate. Property values in Winchcombe run at a meaningful discount to equivalent quality in Bourton-on-the-Water or Broadway.

4. Northleach, Gloucestershire
Northleach is a medieval wool town of genuine architectural distinction , its parish church, known as the "Cathedral of the Cotswolds", is extraordinary , that somehow remains less visited and less priced than its stature would suggest. It has a growing food and drink scene, a community workshop that has become something of a cultural hub, and a position at the junction of several good road routes that makes it practical without feeling busy.
The property in the town itself is largely period stone, and values remain accessible by Cotswold standards. For buyers who want genuine historic character without the premium of a famous address, Northleach deserves serious attention.

5. Lechlade, Gloucestershire

It is genuinely underrated , a proper market town with a good community, useful amenities, and access to some beautiful riverside countryside. The proximity to Swindon (20 minutes) gives it better rail connections than most Cotswold towns, and Cirencester is just 14 miles away.
Property here offers some of the best value in the wider Cotswolds area , particularly for buyers who want space, a proper community, and a connection to the outdoors, without paying a premium for a famous postcode.
