The person behind your search

Cotswold House Hunter was founded by Tania, who has spent over 20 years immersed in the Cotswolds property market. Tania studied property agency and surveying at the Royal Agricultural College (now RAU) in Cirencester. Having started her career with Douglas and Gordon in London, she could not keep away from the Cotswolds. Her career began in residential agency before she recognised that buyers were consistently underserved, rushing viewings, facing gazumping, and losing out to better-connected buyers.

She set up Cotswold House Hunter to redress that balance. As an independent buying agent working exclusively for purchasers, she brings the same intimate knowledge and relationships to every client search.

Tania covers Gloucestershire, Oxfordshire and Wiltshire. Her knowledge of individual villages, school catchments, flood plains, and planning constraints is genuinely unrivalled.

She is a member of The Property Ombudsman and adheres to the highest standards of professional conduct.

Many buyers are too busy to trawl around their search area, identifying towns or villages that work best for them. As a search agent I identify your most suitable properties. I also know the areas to avoid, such as flood plains, flight paths, broadband black spots and so on.

Discerning buyers use me for this local knowledge and, most importantly, my extensive list of contacts, giving access to off-market property.

Estate agents like dealing with search agents because they know that my buyers are with funds and are serious - which is good news for their vendors.

Through my network, I am in contact with people who have bought from me (or others) previously and I know who to approach when they are looking for a private sale.

I cover the whole of the Cotswolds including Gloucestershire, Oxfordshire and Wiltshire. This takes in towns from Cirencester to Stow on the Wold to Moreton in Marsh to Chipping Norton. Cheltenham, Tetbury, Malmesbury, Painswick and Minchinhampton. Burford to Fairford, to name a few.

I work with private individuals looking for either their primary residence or a second home, as well as investors building property portfolios. My clients include busy professionals, families and people looking to downsize. I also help clients who are relocating from London, other cities, or from abroad.

Absolutely, and this is often where I add the most tangible value. I understand local market dynamics in detail and use experienced negotiation skills to secure the most favourable terms. In many cases I achieve price reductions that more than cover my fee, and I also advise on when a property is correctly priced and an offer should reflect that.

I maintain regular, ongoing contact with all the estate agents across my coverage area, along with contacts personally and professionally that have taken me over twenty years to build relationships with.

My fees are transparent and agreed upfront. I charge a search fee to begin the process and a success fee upon completion. Every client's situation is different, so I discuss fees during my initial conversation. Many clients find that the negotiation savings alone cover the cost of my service.

It varies depending on your brief and the market at the time. Some clients find their home within a few weeks; others take several months, particularly if they have a very specific brief or are searching in a highly competitive pocket of the market. I work at your pace and keep you fully informed throughout.
